After Airbnb’s service fees, $17,912 had been deposited into Tiffany’s checking account at a regional bank in Colorado Springs. But Tiffany did not keep the money. Bank-transfer records showed eighteen separate payments from Tiffany’s account to a second account, Brenda Hayworth’s personal savings account at the same bank. Total transferred: $18,060. Tiffany kept less than a hundred dollars on each transaction. She was a pass-through. A name on an app. Her mother was the engine. Brenda was collecting rent on a house she did not own, from an app account she did not control, through a daughter she had fully compromised, and she had not reported a dime of it to anyone.

But that was only layer one. Captain Sparks pulled the property-condition assessment that Brenda had used to justify the initial lock change. It was a two-page document on professional letterhead from Hayworth Appraisal Services. It described structural concerns requiring immediate HOA intervention, including alleged foundation settling, water intrusion in the crawl space, and a non-functional HVAC system. The signature at the bottom belonged to Glenn Hayworth, Brenda’s husband. A licensed real-estate appraiser in the state of Colorado. Glenn had never entered my property to conduct an inspection. He had never contacted me. He had never contacted a structural engineer. The foundation settling he described was fabricated. My HVAC had been serviced sixty days before deployment. I had the receipt. The entire document was a forgery dressed in professional letterhead, and it had been used as the legal pretext to break into a deployed soldier’s home.

A licensed appraiser filing a fraudulent property report is not a paperwork error. It is a license, a signature, and a family account all pointing the same direction. Captain Sparks sent the assessment to the state board and kept a copy for the federal file. There was a third layer under that. Brenda had also filed a claim against the HOA’s insurance carrier, six thousand eight hundred dollars, describing the “abandoned” unit as an emergency preservation expense the association had been forced to cover. The carrier paid. The money did not go to a contractor. It went into the same personal account that had been receiving Tiffany’s transfers. The case needed a civilian lawyer who could stand in a federal courtroom and say all of that without flinching. Reed Callahan took it. He wore a bow tie and carried one folder. He did not need two. Wendy Novak, who had voted no on April eighteenth and had asked, in the minutes, where the legal opinion was, agreed to testify about the vote, about Brenda’s representations, and about the missing legal opinion. Two other board members who had voted no said the same. They had been told section 8.3 authorized the lock change. They had been told a lawyer had reviewed it. There had been no lawyer. There had been no section.
